When repair is the right call
Repair works when the deck frame is solid, most boards are sound, and the railing is structurally OK. Typical scenario: 8-15 year old deck with weathered boards but solid framing. Repair extends life 5-10 years at 25-40% of the cost of full replacement.
When replacement is the right call
Replacement is the right call when the frame is compromised (especially ledger rot), more than half the boards are bad, or the deck doesn’t meet current building code (railing height, baluster spacing, footings). Don’t put money into a deck that needs to be torn out in 3 years.
The ledger board exception
If your inspection turns up ledger board rot — the board attaching the deck to the house — that’s a safety issue. Decks have collapsed with people on them when the ledger fails. Get it inspected immediately, regardless of what the rest of the deck looks like.
