Handyman in Sunset, Utah

Sunset is the smallest city in Davis County by population (about 5,600) and one of the most overlooked. It sits between Clearfield and Roy, sandwiched against Hill Air Force Base, and most of its housing stock was built in waves tied to HAFB expansion: a big push in the 1950s, another in the 1970s, and a final infill round in the 1990s. The town’s name comes from the unobstructed western view across the Great Salt Lake. The housing stock has the same west-facing exposure, which is the single most important fact for any exterior handyman work here.

Neighborhoods we work in across Sunset

  • North Sunset (off 200 N). The oldest established section. A lot of 1950s ranches on quarter-acre lots, mostly original owners or first-resale. These homes are where the bulk of our work happens: original cabinets, original fixtures, original windows, often 50+ years of deferred maintenance.
  • Central Sunset (around 1800 N / 600 W). 1970s split-levels and tri-levels. A handful of original aluminum-wired homes still in this section, we flag and price accordingly.
  • West Sunset (toward the rail line). 1990s infill subdivisions on smaller lots. Newer everything, fewer surprises, more cosmetic-refresh work than structural.

The housing stock you actually find in Sunset

Most Sunset homes are dated but functionally sound. Real-estate listings here often describe homes as “good bones, one owner, hasn’t been updated”, and that’s accurate. Median home values around $360K-$420K, well below the Davis County median, with most of the gap closeable through targeted cosmetic refresh rather than structural work.

The five repairs we do most often in Sunset

  • 1950s and 1970s fixture refresh. Original kitchen and bath fixtures from the build era are the single most common service. Faucets, lights, vanities, knobs, hinges, almost all original on first-resale homes. A focused $1,500-$3,000 refresh transforms how the home shows.
  • Interior paint refresh. Original wall colors and original trim paint are still in place in most homes. Single-tone repaint of main living areas plus trim is the highest-ROI pre-listing move here.
  • West-facing exterior repaint and re-caulk. West-facing walls catch direct afternoon sun for decades. UV damage on south and west elevations is faster and more pronounced than the north and east. We typically scope west-side prep heavier than the rest of the exterior.
  • Original window seal and re-glaze. Single-pane original windows often need replacement glazing compound and weatherstripping. We can re-seal and re-glaze without full replacement when budgets are tight.
  • Pre-listing carpet, paint, fixture combo. The Sunset resale playbook is consistent: fresh carpet, fresh paint, fresh fixtures, fresh hardware. Total scope usually $4,000-$8,000 for a 1,500-2,000 sqft ranch, recovering multiples in offer price.

What we DON’T see much in Sunset

  • HOA restrictions (most of Sunset has none)
  • Townhome density work (almost all single-family detached)
  • Builder-warranty conflicts (no recent large-scale builds)

Pre-listing pricing context for Sunset

With median home values around $360K-$420K, pre-listing scopes here are more cost-sensitive than upscale neighborhoods. We focus the budget on the changes buyers see in the first ten seconds: front door, entry paint, kitchen fixtures, primary bath. A $3,500-$5,000 scope here typically returns $12,000-$25,000 in higher offer price because Sunset buyers shop heavily on first-impression freshness.

Listed prices are starting points. Actual quote depends on scope, materials, access, and site conditions.

Prices assume items completed together in a single visit. A $95 minimum applies per visit and is credited toward your total on jobs over $250. We always confirm the final price before any work begins.

Hill Air Force Base realities

Many Sunset homeowners are active-duty or retired HAFB staff on PCS timelines. We’re flexible on quick-turn pre-listing scopes when orders force a fast move. We can also handle absentee-owner walkthroughs with photo and video updates during work.
