Handyman in Willard, Utah
Willard is one of the most historically distinct towns in Box Elder County. Settled in 1851 by Welsh, English, Scottish, and Dutch Mormon pioneers, the town’s defining housing feature is its stone houses, over 30 of which still stand, many on the National Register as contributing buildings in the Willard Historic District. These were built between 1862 and 1883 by master stonemason Shadrack Jones, using local stone he mined from the cliffs above town and the alluvial fan left by ancient Lake Bonneville. For handyman work, this means Willard is the only town on the Wasatch Front where we routinely deal with 150+ year old hand-cut stone walls, original wood-framed windows, and pioneer-era carpentry.
Neighborhoods we work in across Willard
- ✓ Willard Historic District (central town). The Shadrack Jones stone houses and surrounding 1800s and early-1900s wood-frame homes. We work on these with extra care, original lath-and-plaster walls, original sash windows, original stone exteriors that need lime-based mortar rather than modern cement.
- ✓ South Willard. Modern subdivisions south of the historic core. Standard 1990s-2010s production stock with conventional repair patterns. This is where most of our routine work happens.
- ✓ East Willard (toward Cache National Forest). Lots butting up against the Wasatch Range. More custom and semi-custom homes, larger acreage, more exterior work than interior.
- ✓ West Willard (toward Willard Bay). Some lots within walking distance of Willard Bay State Park. Higher humidity exposure than the rest of town affects exterior wood and metal finishes faster than expected.
The housing stock you actually find in Willard
Willard’s roughly 680 housing units split into three distinct categories: historic pre-1900 stone and early wood-frame in the central district, mid-century single-family in the inner ring, and 1990s-2010s subdivision builds in South Willard and the perimeter. The town has about 5% vacancy and most residents own. Median home values vary widely, historic stone homes command premiums, modern subdivisions track Box Elder County median around $480K-$540K.
The five repairs we do most often in Willard
- ✓ Stone and lime-mortar repair on historic homes. The 30+ Shadrack Jones homes and other pioneer-era stone work need lime-based mortar for repointing, not modern Portland cement. Using the wrong mortar accelerates damage to the original stone. We source the correct historical mortar mix and match joint profiles.
- ✓ Original sash window restoration. Many historic homes still have original double-hung wood sash windows. We restore rather than replace, re-glaze, re-weatherstrip, re-rope. Full replacement isn’t allowed on contributing historic properties without district review.
- ✓ Exterior moisture management on bay-adjacent lots. Willard Bay raises ambient humidity on the west side of town. Decks, fences, and exterior wood need re-sealing on a faster cycle than dryland properties.
- ✓ Modern subdivision cosmetic refresh (South Willard). Standard 1990s-2010s fixture, paint, and hardware refresh, the same playbook as Perry, Brigham City, or Tremonton at similar price points.
- ✓ Pre-listing prep for historic homes. Selling a Shadrack Jones stone house is a different sale than selling a modern South Willard subdivision home. Pre-listing scope focuses on highlighting the historic features and resolving deferred maintenance without modernizing away the character buyers are paying a premium for.
What we DON’T see much in Willard
- ✓ Modern HOA restrictions outside of a few South Willard subdivisions
- ✓ Production-builder cookie-cutter floor plans across the historic core
- ✓ Foundation-settling cracks in stone homes (150+ years of settling already done)
Pre-listing pricing context for Willard
Modern subdivision pre-listing scopes run $2,000-$4,000 in the same range as Perry and Brigham City. Historic-home scopes can run $5,000-$15,000+ depending on deferred maintenance and what the seller wants to highlight. Historic-home buyers shop for character and authenticity, over-modernizing destroys the premium. We scope conservatively and preserve original features wherever possible.
Listed prices are starting points. Actual quote depends on scope, materials, access, and site conditions.
Prices assume items completed together in a single visit. A $95 minimum applies per visit and is credited toward your total on jobs over $250. We always confirm the final price before any work begins.
Historic district realities
Contributing properties in the Willard Historic District have meaningful exterior work restrictions. Window replacement, exterior color changes, and significant carpentry changes typically need historic district review. We confirm property status before bidding any exterior work and route through the proper review process where required.
