📥 Free Download — The Utah Home Seller’s Pre-Listing Guide
A 19-page practical playbook for Wasatch Front sellers: the 12 highest-ROI updates, FHA/VA inspection items that kill deals, Wasatch Front-specific issues, the 30/60/90-day pre-listing timeline, and what the buyer’s inspector will quote vs. what repairs actually cost when scheduled in advance.
Smart Pre-Listing Repairs That Make Buyers Feel Confident
When a home goes on market, the difference between “we’ll have to negotiate” and “asking price, day one” usually comes down to a punch list of 15–30 small repairs no buyer wants to inherit: scuffed walls, sticking doors, the drip under the master bath sink, a fence picket that’s been off since spring.
Most sellers either hire 5 different vendors and play project manager during one of the most stressful weeks of their life, or skip the prep, knock $8,000–$15,000 off their asking price, and call it “as-is.”
GoMarketReady is the third option. One vendor. One bid. One coordinated execution. A house that shows like it should and inspects like it was loved.

GoMarketReady Pre-Listing Packages
Pick the block of time that matches the size of your list. We’ll review your specific items at the walkthrough, sequence the highest-impact work first, and tell you straight whether your list fits the time — or whether it makes more sense to size up.
Showing-Ready Punch — 90 min — $195
A focused pass on what buyers and listing photos see first.
Examples of what fits: small paint touch-ups on scuffs and nail pops · 1–2 small drywall patches · re-caulk one tub or kitchen run · adjust 1–2 sticking doors · replace cracked or painted-over outlet plates · swap burnt-out bulbs in 2–3 fixtures · tighten loose handrails, towel bars, and cabinet handles · test smoke and CO detectors.
Room Refresh — 4 hrs — $395
Pick one tired space — a primary bath, a kitchen, or a main bedroom — and bring it back to life.
Examples of what fits: drywall patches + paint touch-ups across one room · swap a dated light fixture · swap a dated faucet · re-caulk a full bathroom · replace a toilet seat · swap cabinet knobs and pulls in the room · install or replace a GFCI · fix a rocking toilet or loose fixture.
Whole-Home Walk-Through — 8 hrs — $695
Knock out the realistic punch list your agent built after the pre-listing walkthrough.
Examples of what fits: drywall patches + paint touch-ups across 4–6 rooms · swap 2–3 dated light fixtures · replace 2–3 outlets or switches and add GFCIs where required · caulk two bathrooms and a kitchen · adjust sticking doors and tighten loose hardware throughout · install or test smoke + CO detectors · replace cracked cover plates · tighten loose interior and deck handrails · re-key exterior locks if requested.
What’s in the package
You’re buying time, not a fixed deliverable list. The items above are realistic examples of what one experienced handyman can knock out in 90 minutes, 4 hours, or 8 hours. Your actual list is up to you — we’ll walk through it before we start, sequence the highest-impact items first, and tell you up front if something on your list won’t fit the time.
What we provide: caulk, fasteners, drywall patching compound, drop cloths, basic paint supplies, and standard handyman materials.
What you provide: paint (for color matching), light fixtures, faucets, cabinet hardware, smoke/CO detectors, and any specialty parts. We’re happy to give you a shopping list at the walkthrough or pick items up at-cost on your behalf.
If something turns into a bigger job: sometimes hardware doesn’t fit existing holes, a drywall patch reveals a hidden issue, or a fixture install becomes a re-wire. We pause, show you what we found, and quote the additional time before continuing. You’re never surprised on the invoice.
Bigger work — quoted separately: full-room repaints, flooring repair, bathroom or bedroom finish work, exterior pressure wash or deck stain, and anything requiring a licensed trade partner (water heater, panel work, HVAC) — those get their own quote and timeline.
Fast Refresh Kit — Common upgrades, installed same visit
We’ve picked the fixtures most sellers use and we install them the same visit — no shopping trip, no research, no waiting on shipping. Reputable brands at fair prices, chosen because we install them often.
Each price below includes the part, installation, basic supply lines / wax ring / fasteners as needed, haul-away of the old unit, and our 1-year labor warranty.
| Item | Installed price |
|---|---|
| Toilet — round-bowl, white | $395 |
| Toilet — elongated comfort-height, white | $445 |
| Toilet seat | $85 |
| Bathroom faucet — chrome single-handle | $245 |
| Kitchen faucet — chrome pull-down single-handle | $295 |
| Showerhead — fixed chrome | $145 |
| Garbage disposal — 1/2 HP | $345 |
| GFCI outlet | $95 |
| Standard outlet or switch + cover plate | $65 |
| Smoke detector (10-year sealed battery) | $75 |
| CO detector (10-year sealed battery) | $85 |
| Combo smoke + CO detector | $115 |
| Interior door lever — brushed nickel | $85 |
Have a specific fixture or finish in mind? Pick what you like, supply the part (or have it shipped to your home), and we’ll install it. Labor is quoted based on the part — most installs land at or near the prices above.
Not included: any work to fix damage discovered during install (rotted subfloor under a toilet, leaking shutoff valve, wiring problems inside a wall, prior water damage around a fixture). We pause, show you what we found, and quote the additional time before continuing.
Selling to an FHA or VA Buyer? GoMarketReady Has You Covered.
FHA and VA loans bring more qualified buyers to the table — but their inspection requirements kill more deals than any other single factor. Every GoMarketReady Assessment includes our FHA/VA Readiness Checklist:
- Missing handrails (interior + exterior stairs)
- Smoke + CO detector placement and batteries
- GFCI outlets in required locations (kitchen, bath, laundry, exterior)
- Roof condition red flags
- Peeling exterior paint (lead concern, pre-1978 homes)
- Working utilities and functional appliances
- Burnt-out light bulbs · Broken window glass · Damaged screens
Why this matters: Replacing a missing GFCI before listing costs $95. Discovering it on day 14 of escrow — and re-negotiating with a frustrated buyer who feels the home was misrepresented — can cost hundreds in concessions, weeks of delay, or the sale entirely.
Pay at Settlement — No Out-of-Pocket During Your Move
If you’re under contract with a Utah real estate agent, you don’t have to pay for GoMarketReady work up front. We bill your title/escrow company directly. You sign authorization at the time of walkthrough. The repair invoice gets paid out of your sale proceeds at closing.
Moving costs money. New down payment, movers, deposits, possible double mortgage. The last thing you need is another $2,000 hit during week one of escrow. Pay-at-settlement keeps your cash where it should be.
Pay-at-settlement is subject to review of each project. Qualification depends on project scope, expected closing timeline, and your title company’s participation. We’ll confirm eligibility at your walkthrough — not every project qualifies.
