Vineyard, Utah is one of the strangest housing markets in the entire Wasatch Front. In 2010, the town had 139 residents. Today it has more than 14,000, a 100-fold increase in less than 15 years. The reason is sitting under the streets: 1,700 acres of former Geneva Steel mill land that closed in 2002 and was sold to a Salt Lake developer in 2005 for $46.8 million. Anderson Development unveiled the @Geneva master-planned redevelopment in 2013, and Vineyard has been Utah’s fastest-growing city ever since.
Communities within Vineyard
The @Geneva master plan divides Vineyard into roughly four residential zones, each with its own character and repair patterns:
- ✓ Bridgeport Park. One of the earlier residential subdivisions. Mostly single-family detached homes from approximately 2013-2017. By now these homes are 8-12 years old and starting to need the first round of meaningful refresh: original cabinet hinges loosening, builder-grade faucets developing handle play, exterior paint showing UV wear on west-facing walls.
- ✓ Lakefront at Vineyard Town Center. Higher-density mix of townhomes and detached. Heavier HOA presence. Anything visible from the street typically needs HOA-approved colors and materials.
- ✓ Parkside at Waters Edge. Newer mid-2010s through 2020s build-out. Many of these homes still have active builder warranties on structural items but not on the cosmetic and fixture wear we typically handle.
- ✓ Newer 2020s+ subdivisions. Some homes still within their first 5-year warranty window. We coordinate with the original builder where the issue may be warranty-covered before quoting our scope.
